π Georgia Real Estate Market Update — June 2025

π Metro Atlanta Trends
- Median Home Price: ~$431,700, which is about 4% lower than this time last year
- Inventory Growth: The number of homes listed in Metro Atlanta is up roughly 20–21%
- Days on Market: The typical home now takes about 24 days to sell (up from 18 days a year ago)
- New vs. Older Homes:
- New construction homes are listed at a median price of ~$469,900
- Existing (older) homes average ~$376,000
- Nearly 40% of homes sold in 2024 were built over 30 years ago, with a median price of $335,000 — offering more affordability compared to newer builds
π What’s Causing These Shifts?
- Higher Interest Rates: Mortgage rates are holding between 6% and 7%, which has cooled buyer activity
- Increased Supply: More sellers are listing homes, which gives buyers more options and lowers bidding pressure
- Market Normalization: We’re transitioning from the ultra-competitive seller’s market of 2020–2022 to a more balanced market in 2025
πΌ For Buyers
Now might be an ideal time to start your home search — especially if you're looking for:
- Negotiation Power: More inventory means less competition, and that gives you more room to negotiate
- Value Opportunities: Older homes are priced lower than new builds, which can stretch your dollar further
- More Choices: With listings up significantly, you’re more likely to find a home that fits your exact needs
- Mortgage Strategy: If you can buy now and refinance later, you can lock in a home before prices rise again
π° For Sellers
While the red-hot seller’s market has cooled, this is still a good time to sell — with the right strategy:
- Smart Pricing Matters: Overpricing your home will hurt your chances. With more competition, accurate pricing is key
- Prep & Presentation: Homes that show well — staged, decluttered, and professionally photographed — still sell faster and closer to asking price
- Know Your Market: Some neighborhoods are still in high demand, especially if school zones, shopping, or infrastructure are attractive to buyers
β Bottom Line: Should You Buy or Sell Now?
- Buyers: Yes — if you’re financially ready. There are more homes to choose from, sellers are more flexible, and bidding wars are less frequent
- Sellers: Yes — but be realistic. Homes are selling, but patience and proper positioning are necessary
